Overview
The City of Coralville is located in east central Iowa 25 miles south of Cedar Rapids, Iowa, 100 miles east of Des Moines, Iowa and 225 miles west of Chicago, Illinois. The eastern City boundary sits adjacent to the community of Iowa City, home to the University of Iowa. Coralville is intersected by Interstate-80 running east and west and Interstate-380 running north and south. The accessibility to interstate travel offers opportunities for commercial and industrial development.

The City of Coralville has experienced and is still experiencing significant population growth. This is due to the location of Coralville and the community's quality of life. In 2010, the population of Coralville was 18,907, a growth of 25% from the total population in 2000 (15,123) and 82.7% from the total population in 1990 (10,347). This growth has had a dramatic impact on the community and has occurred in many different areas of the City. Most recently, growth has been targeted in the Iowa River Landing area and the Frist Avenue Corridor. The City of Coralville views this area as the gateway to the community providing visitors their first impression of the City.

One of the large obstacles to redevelopment in the Iowa River Landing area of Coralville is the perception of environmental contamination from previous land uses and the large cost associated with environmental cleanup of contaminated sites. The City of Coralville has received ten Environmental Protection Agency (EPA) Brownfields Assessment Grants, totaling almost $1.9 million, to conduct environmental assessment work. These grants provide the opportunity to assess which properties have environmental contamination and which do not. Environmental assessments encourage redevelopment of property by either removing the perception that contamination exists or identifying the extent of contamination present that must be removed. In Coralville, the majority of assessed properties have been found to be free of contamination.

These assessment grants have spurred the redevelopment of the Iowa River Landing area. This has attracted many businesses and organizations which include the Marriott Hotel and Convention Center, the University of Iowa, Backpocket Brewery, Johnson County Historical Society and many others. In 2008 the City of Coralville received the EPA Region 7 Phoenix Award for its Iowa River Landing redevelopment project. This award recognizes the most promising and successful brownfields redevelopment projects across the region.

The revitalization of brownfield properties additionally provides the City a sustainable approach to redevelopment. Brownfield redevelopment not only eliminates contamination and the perception of contamination, but also provides an alternative to sprawling development on the City's edge. Assessing brownfields can eliminate the perceived clean-up cost of developing blighted areas and also make it possible to recycle once degraded land into more desirable and useable land uses.

Coralville has taken a formal, managed approach to addressing potential brownfield sites in the City. This provides for a focused and cost-effective effort to support the EPA Brownfields Assessment Grant project without detracting staff or resources from other necessary City services.

Coralville is located in Johnson County, Iowa. Interstate 80 runs East-West through the Coralville Area. Highway 218/27/380 intersects with Interstate 80 just west of Coralville. Approximate distances to nearby major cities are:
